Tax Appeal

Experts estimate that between 30% and 60% of taxable property in the United States is over-assessed.  If you suspect that your real estate is overvalued by the county assessor, a real estate appraisal by a certified appraiser experienced in tax appeal could save you a substantial amount of money over the coming years.

The Utah County auditor states that the success rate of appeals has consistently been around 70%.  Having a certified appraisal in hand for the appeal will give you the best chance of winning the appeal.

Utah County, Utah has a typical appeal process.  Their process is as follow --  Assessed valuation has an effective date of January 1st.  That means that the valuation of your property for the current year is based on what the county values your property as of January 1st of that year --  According to Utah County, “If you believe that the assessed market value of your property is incorrect, you may appeal to the Utah County Board of Equalization by filing an Appeal (online, mail, or email) with the Utah County Auditor at 111 S. University Ave, Provo, UT 84601.”


In Utah County appeals typically need to be filed before September 15th.  Late valuation appeals may be filed after September 15th, but before March 31st of the following year.
